Real estate branding in Dubai: what a brokerage and an off-plan project pay for
Branding a brokerage and branding an off-plan project are two different invoices. Published bands from UAE agencies run AED 15,000 to 40,000 for a boutique identity, AED 50,000 to 150,000 for a mid-market programme and from AED 200,000 for a launch-scale project. Project packages also run longer: one Dubai studio publicly estimates around 80 working days for a full one.
Those are other companies' public figures, and I quote them because almost no real estate branding agency in this market shows a number at all.
What does real estate branding include?
The work splits into positioning, identity, sales assets and the book that keeps them consistent. On a quote it usually arrives as one line called branding, which is where the arguments start.
Positioning and the name come first. For a brokerage the name is often already on the trade licence, so this stage is a working session about who you serve and what you claim against the twenty agencies on the same street. For an off-plan project the name is an asset the developer will register, advertise and sell against for years, so it becomes weeks of work with legal checks running in parallel.
Identity is the drawn part: logotype, Arabic lockup, colour, typography, layout grid, iconography, plus a photographic and render direction that settles what the brand looks like in a picture.
Sales assets decide whether a real estate brand holds up. A brokerage needs listing templates, agent cards and email signatures, a portal watermark, a landlord pitch deck, a social grid that twenty people can post into without breaking it. A project needs a brochure, a floor plan book, a fact sheet, hoarding graphics, sales centre panels and a payment plan layout a buyer can read in one pass.
Then the brand book, which in Dubai carries a field most European guidelines never include: reserved space in every advertising template for the permit number that property adverts here have to display. Designing that in once costs less than twenty agents pasting it over the artwork for two years. Our guide to real estate marketing in Dubai covers the permit and the media channels. This page stays on the brand.
How is branding a brokerage different from branding an off-plan project?
| Brokerage brand | Off-plan project brand | |
|---|---|---|
| Lifespan | Years, outlives most of the staff | Launch to handover, often retired after |
| What it sells | Trust, track record, individual agents | A promise, before anything is built |
| Who uses the files daily | 5 to 50 agents, unsupervised | A controlled sales team and the broker roster |
| Hardest asset to get right | Listing and agent templates that survive 40 people | Renders and brochure that carry a price with no building behind it |
| Compliance surface | RERA broker registration, permit field in every advert | Project approvals, launch and sales centre materials |
| Where the spend usually lands | Lower public bands | Upper public bands |
The practical difference is who holds the files. A brokerage identity gets used every day by people who were not in the room when it was designed, so it lives or dies on templates and on how little thinking each template requires. A project identity is used by a small sales team for a fixed window, so it can afford to be more delicate and more expensive.
A project brand also has to sell something that does not exist yet. Before the first slab there is a name, a story, a set of renders and a sales centre. Buyers put a deposit against exactly that, which is why developers spend far more on art direction than brokerages do, and why the render brief belongs inside the branding scope instead of appearing later as a surprise production line.
What does real estate branding cost in Dubai?
These are publicly stated ranges from other agencies, read as of late 2026, and they work as market context rather than as quotes.
| Scope | Publicly quoted band | What the number usually buys |
|---|---|---|
| Boutique identity, small brokerage | AED 15,000 to 40,000 | logotype, colour, typography, short guideline, basic templates |
| Mid-market identity programme | AED 50,000 to 150,000 | research and naming, full identity, bilingual lockups, sales collateral, longer brand book |
| Enterprise or luxury project | from AED 200,000 | naming and narrative, applications across sales centre, print, film and digital |
| Single project website | about USD 12,000, roughly AED 44,000 | one site for one project |
| Full project branding package | USD 40,000 to 120,000, roughly AED 147,000 to 441,000 | identity plus the full sales toolkit, around 80 working days |
The first three bands are published by BrandStory, a Dubai agency that puts pricing on its own site. The project website and full-package figures come from Fortes.Vision, quoted in a CCR Magazine review of real estate branding studios. Both sets are their numbers, not ours, and neither tells you what a specific scope should cost.
We quote per scope rather than per band, because the same word covers a two-week template job and a six-month launch programme. Send us the scope and you get a figure against it.
What are you paying for at each band?
At the bottom of the range you are buying execution. Someone draws a decent mark, picks type and colour, delivers a handful of templates and a few pages of rules. Strategy is thin because you supply it: you already know who you sell to and what makes you different, and you need that dressed properly. For a three-agent brokerage working one community, that is often the honest answer.
The middle band buys thinking before drawing. Competitor audit, interviews with your own agents, naming or name validation, a full identity including the Arabic lockup, a brand book deep enough that a freelancer can produce an on-brand listing post without calling anyone, plus the first wave of sales collateral and a website design. The deliverable list roughly doubles, and the number of decisions behind it goes up more than that.
Above AED 200,000 you are usually funding a launch with a sales target in the hundreds of millions. The scope widens past graphics into territory: project narrative, render art direction, a sales centre people walk through, a film, photography direction and a rollout across English, Arabic and often Russian. The design hours are a fraction of it. The management of twenty suppliers is most of it.
How long does real estate branding take?
The one public number I can point to is that 80-working-day estimate for a full project package, which is close to four months. That matches what a launch actually needs once naming checks, render cycles and print production are in the schedule.
A brokerage identity moves faster. In our practice a name-and-identity job with working templates runs four to six weeks when the client answers questions inside two days, and that is a planning assumption rather than a promise. The delay is almost never the design. It is the week spent waiting for a decision on the name, or the fortnight lost because nobody confirmed which portals and print sizes the templates had to fit. Lock those two inputs before kickoff and you remove most of the risk from the calendar.
Should you pay for branding or marketing first?
Here is the split I use with founders. If you have a licence, no pipeline and no idea which ads work, run acquisition first with a minimal identity and spend the branding budget later out of revenue. Media buying teaches you what buyers respond to, and that knowledge makes the branding brief sharper and cheaper.
If your cost per lead is acceptable but deals stall at the point where someone compares you against a bigger name, the leak is brand, not budget. Same for the brokerage whose listings look identical to everyone else's on Bayut and Property Finder.
Off-plan reverses the order. Media cannot run before the name, the renders and the brochure exist, because the ads have nothing to carry. Branding leads, the project website follows, campaigns go last.
Why does a bilingual identity cost more than a translation?
Arabic is a separate design job. The logotype has to be drawn again, not typed in a second font, and the Arabic and Latin forms need to sit together at matched weight and height across a hoarding, a business card and a 9:16 story. Finding a font pair that holds up in both scripts takes real time, and licensing two families costs real money. Russian enters the picture for a lot of Dubai brokerages as a third tier, usually in sales collateral rather than in the core identity.
RERA adds a second surface. Brokers in the UAE hold a registration and a broker number, and those numbers have to live somewhere in the layout that does not look like an afterthought. Build fields for them into the templates during the identity stage and the compliance layer disappears into the design.
When is it time to rebrand?
The triggers that genuinely justify the spend in this market:
- The name belongs to a founder or partner who has left, or to a specialisation you no longer sell.
- You moved from secondary sales into off-plan, where buyers judge you against developer-grade materials.
- Two brokerages merged and your agents are posting listings in two visual languages.
- Your identity cannot produce an Arabic version, so half your collateral is improvised.
- Agent count passed roughly fifteen and nobody can find the current template, so every listing looks different.
A tired logo on its own is not a reason. Low enquiry volume on identical listings, or buyers who do not remember your name a week after a viewing, is.
Does branding actually move property sales?
I am not going to give you an uplift percentage. The numbers circulating on agency blogs about brand and conversion carry no published methodology for this market, and a branding agency inventing one is not evidence. Measure your own instead.
These readings are available to any brokerage:
- Enquiry rate per listing on the portals, taken on comparable properties before and after the new templates go live.
- Cost per qualified lead from paid channels, where better creative usually shows inside a month.
- The share of inbound enquiries that arrive by name or direct rather than through a portal.
- Sales centre visit-to-reservation rate, for a project launch.
Pull those before you brief anyone, then again ninety days after rollout, and you will know what you bought. Our client work and results sit outside brokerage branding, and I would rather say that than dress up somebody else's case study.
One boundary worth naming
We do brand strategy, identity, collateral and the websites that carry them, and we run the media afterwards. We are not RERA consultants, we do not file your trademark and we do not pull advertising permits on your behalf. Film and CGI for a launch come from our production side, which is a separate team and a separate quote. Anyone selling you branding, compliance and legal registration as one invoice is reselling two of the three.

FAQ
What does real estate branding include? Positioning and name, the identity system including the Arabic lockup, sales assets, and a brand book that holds it together. For a brokerage the sales assets are listing templates, agent cards, portal watermarks and a landlord deck. For a project they are the brochure, floor plan book, hoarding, sales centre graphics and payment plan layout.
How much does real estate branding cost in Dubai? Publicly quoted bands from UAE agencies run AED 15,000 to 40,000 for a boutique identity, AED 50,000 to 150,000 for a mid-market programme and from AED 200,000 for an enterprise or luxury project. A full off-plan project package has been quoted at USD 40,000 to 120,000, roughly AED 147,000 to 441,000. Those are other firms' published figures, so treat them as market context.
How long does real estate branding take? A full off-plan project package has been publicly estimated at around 80 working days, close to four months. A brokerage identity with working templates is a shorter job, four to six weeks in our practice when decisions come back quickly.
What is the difference between branding a broker and branding a developer? A brokerage brand sells trust and has to survive daily use by agents who were not involved in designing it, so templates matter most. A developer's project brand sells a promise before the building exists, lives from launch to handover and spends far more on naming, narrative and render art direction.
Do I need branding or marketing first? If you have no pipeline, run acquisition first with a minimal identity and fund branding from revenue. If leads are cheap but deals stall against bigger names, fix the brand. For an off-plan launch, branding has to come first, because the campaigns have nothing to carry without a name, renders and a brochure.
What is off-plan project branding? Creating and applying a brand for a development before the physical asset exists: name, identity, project narrative, render direction, brochure and fact sheet, hoarding and site graphics, sales centre materials and a project website. It usually has a defined lifespan and is often retired after handover.
How does branding affect property sales? Measure it rather than trust a percentage. Track enquiry rate per listing on comparable properties, cost per qualified lead from paid channels, the share of inbound that arrives by name, and visit-to-reservation rate at a sales centre. Take the baseline before the rebrand and read it again ninety days after rollout.
